FAQ

Is the fee refundable?

Yes, this is a one-time flat concierge service retainer fee that is refundable at closing if you do close the rental deal with us. It ensures we’re both equally committed to the process. The funds are credited back to you or applied toward your rent or move-in costs.

How long does this process take?

Most of my VIP renters are leased within 7–14 days. It really depends on how quickly we find a match and how fast you’re ready to move. Some clients secure a home in just a few days, others take a few weeks. Either way, I stay with you until the deal is done.

What happens if I don’t find a home?

Once I receive your home criteria I'll follow up with you to dial in your home needs so that the homes we show you match what you are looking for. The service includes up to 10 completed property showings. In the rare case we don’t find a home, we’ll reassess your criteria, location, and availability. Most renters who follow the process and remain responsive get approved and leased within the included showing limit.

How do I pay?

What happens after I pay?

We'll start working together immediately. You'll receive an email with next steps to complete your application package. This is the paperwork we'll need to send out applications and offers on the homes you like. You can also complete next steps immediately after payment on this same screen. I'll be in touch via text with any questions you may have as you complete the application.

How does the rental application work?

First, you'll provide your rental criteria for your personalized search. You'll then complete your tenant information sheet. You'll need to upload your income verification documents and finally run screenings for each adult. You'll be guided through each step. This package will be used to apply to as many houses as you like.

Do I need to meet any specific income requirements for the rental application?

Yes, we typically require applicants to earn at least 3x the monthly rent. You may combine income with co-applicants if necessary to calculate household income.

Is there an application fee?

There is no application fee and you can apply to as many homes as you'd need! That is one of the benefits for working with us. Your tenant concierge fee of $300 covers all the work done by myself and my staff.

What information do I need to complete the application?

  • A government-issued ID for all adults (e.g., driver’s license or passport).

  • Proof of income (e.g., pay stubs, bank statements, 1040's, or a job offer letter).

  • Personal and/or professional references

How much money do I need to move in?

You will need first months rent, last month's rent, and 1 month security deposit. Sometimes landlords want your first months rent and 2 months security deposit. Whichever way its distributed it's almost always 3 months to move in.

Do you check credit scores?

Yes, we run a soft credit check to ensure you meet landlord or HOA credit requirements. While a perfect credit score isn’t necessary, they will look for a history of on-time payments and responsible financial history.

Can I apply if I’m self-employed?

Yes! If you’re self-employed, we’ll need your most recent tax returns or bank statements as proof of income.

After I complete the payment and application, what is my next step?

  1. Start seeing homes.

  2. Send your application and offer to desired houses.

    1. If application is approved then you sign the lease paperwork and submit HOA application, if applicable.

    2. Pay your first month’s rent into escrow

    3. Prepare for move in; plan movers, utilities transfer, cleaners, ect.

      1. On lease start day you bring in the rest of the move in funds and move-in!
