Never Do an Open House on an Empty Stomach…

…it doesn’t work.

OMG! Great video and satire on the life of a REALTOR (R).

…too funny. I love his phone and the background music.

And there are SO many one liners like:

“… I just wrote that.”

“…I’m not here to make friends.”

“Tricks of the trade: Do not try to do an open house on an empty stomach – it doesn’t work.”

He seems like a character straight out of the movie “Trailer Park Boys” :-)

But At 2:52, there’s an important lesson: there is a huge disconnect between what many buyers are thinking and what the agent is thinking (wants). Many agents work with sub-par buyers and waste time trying to harvest a deal. This comes from two problems:

  1. Many agents don’t have a steady predictable source of consistent buyer leads. This causes agents to try to make something out of nothing with even the slightest hint of a buyer prospect. (this equal’s frustration and lost business.)
  2. By not having a true buyer system, many agents ‘over-cater’ and set the precedence of the relationship to be such that the buyer ‘expects’ all kind of craziness – like in the video where the buyer said he’s looked at 3o+ homes (with absolutely no concern for the agent’s time.)

Solve these problems by implementing a system for bringing in a consistent flow of leads. There are many ways to do this: 800 free recorded messages, Craigslist ads, direct response apartment marketing, etc.

Understanding that a steady flow of buyer leads solves many problems, we chose to use the most efficient medium for lead generation – the internet. That’s why we created our Automatic Real Estate Lead Generation course which  teaches agents how to inexpensively generate real estate leads online.

It’s a great system but not the only way. Point is: put something into place in your business that will produce a steady flow of buyer leads and then it’s easy to ‘cherry pick’ because you know more buyers are automatically coming your way tomorrow.
