Is the Kinder Reese Automatic Listing System worth it?

We are REALLY busy both in our personal real estate business and with theRockStarAgent.com, but when we had a chance to review an early copy of Jay Kinder and Mike Reese’s Automatic Listing System, we pretty much dropped everything to learn what they had to teach.

We list a lot of homes ourselves, but these guys list crazy numbers (like 400 plus homes a year). So we figured we could probably learn a few things from them.

Video 1 – Seller Counselor Interview: In this video you’ll learn how to use the Seller Counselor Interview worksheet that comes with the system. This pre-listing tool is unique to others that we have seen in that it really focuses on positioning you to get the listing before you even meet the seller. It’s not just a bunch of questions and you can tell it has been modified over and over based on ‘real world’ in-the-trenches experience. There are a couple of really cool phrases that we plan on adding to our current pre-listing process.  The one thing we would have liked to see Jay cover more in depth has to with the pre-listing interview being performed by someone other than himself. We understand the ‘why’ but not the ‘how’.

Video 2 – Building Rapport: This video builds on the one Jay released for free. Here he goes into techniques that teach you how to get the ALL important “likeability” factor. We’re big fans of the Robert Cialdini book, “Weapons of Influence”. The book is all about scientific, university level studies, that show what makes people take action. And one of the major things Cialdini covers in the book is ”Liking”.  In this video Jay covers its importance and how to get it.

Videos 3-4 – Market Trends: In the next two videos, Jay shows how he DOESN’T use CMAs at all. Instead he teaches to use his Market Trends worksheet and Market Absorption report. We do something real similar to this in our listing presentations too. But Jay had a couple of really POWERFUL phrases that we will be using that will just totally annihilate any agents that we go against on listing appointments. There’s one phrase in particular that we feel is easily worth the cost of the entire course .

Video 5 – The Listing Presentation: Here Jay walks through putting everything together and lays out the entire listing presentation so you can copy it into your own business. This is a long vide0 including live seminar footage, role playing, how to systematically control the flow of the listing appointment, insights along the way, etc. What we like about this the most was the small nuances in Jay’s language at certain points during the presentation. You can definitely pick up some good phrases to use from Jay, a guy who has been on thousands of listing appointments.

Bonus Audio – The Coming Soon Listing: This wasn’t done when we reviewed the system. But we can’t wait to hear this. It’s going to be about how to get the listings when sellers say things like, “We’ll be ready in 3 weeks”, or “We just need to paint xyz and we’ll be ready”. Stuff we’ve all heard before. Jay calls it “The Coming Soon Listing” and in this video he teaches how to get them to take action now, not later.

The downloads are really cool and will shortcut the time it takes for you to implement this system. You get spreadsheets, worksheets, and the entire listing presentation on power point. Once you’re done you’ve basically got  the same listing presentation that a guy that lists 400+ homes a year uses. Priceless stuff.

The Verdict

PROS:

 We feel that just a few nuggets from the listing system alone are more than worth the price of the course. And we plan on implementing them into our own business. In addition, you get their $897 training program for free and it’s filled with money making ACTIONABLE plans. The information is laid out in a very easy to understand organized way. With the downloads they provide, they make it easy to implement without spending a ton of time creating the marketing materials.

CONS:

There aren’t really any cons so to speak. But we would have loved to see more training in a few areas such as: More on Jay’s FSBO plan,  more specific rapport building strategies/language, and training on how he deals with commission issues ( getting a high %, hagglers, ‘leg in’ strategies, etc.)

All in all we feel this is a no brainer. Easy to see where you’ll make your money back on your investment. Also there’s absolutely ZERO risk with their money-back guarantee.
